Hi, my tenant has not increased rent in the past 3 years, I need to do so now. Unfortunately, unless I fix the windows, they refuse to increase or renew the rent.

Some mist from the windows gathered between the two double-glazed windows. Otherwise the windows are fine.

I can't afford to finish this thing. Am I obligated to do this? What are my options?

Tenants are now very difficult.

Just get a quote to put a new double-glazed unit into an existing window.

IMHO, if you don't have enough funds to keep your property in good repair, maybe you shouldn't be a landlord? What would you do if the boiler broke?

Simply replacing the glass is not that difficult or expensive. Complete it, because it will devalue your property anyway.

Simon, if the seal on the double glazing is degraded, causing condensation between the glass, then the window is not "good". Your tenants will not be able to see through them, and these units will not be able to complete the sound and heat insulation work. Your contractual obligation as a landlord is to keep the property in good condition-this is what the tenant pays to you. They insist that you do this as part of the contract you signed with them, which is not "difficult." You can certainly try to increase the rent, but frankly speaking, if the landlord and I did not provide the standard of accommodation I have been paying, I will think twice about whether to renew the contract with the landlord.

Tenants cannot ignore Section 13. The fog on the windows is not the main problem, but it does not retain energy. Depending on the size, it should only cost around £100 to replace the glass.

This doesn't sound like too much work. I just finished it. Satisfied tenants are more likely to follow rent increases. I don’t think it’s difficult for tenants; you are providing them with the right services they need.

It is not expensive to loosen the frame and use new seals, ensuring that the new glass complies with the HHSRS standards. Spread the cost over 2 years and add it to your rent increase.

Pay attention to the technical details of using S13. Reaching an agreement with the tenant is important for determining the rent. Or finally use S21 and the new AST.

The strange thing is that we just changed some, took out the problematic ones in the morning, and then threw them to a local glass shop, because I didn’t believe my measurements, I picked up the new ones after lunch and installed them on the same day. . Each price is 29 pounds. Will change with the size of the change.

Before you have the ability to replace the insulating glass device or preferably completely replace the window, please consider using the window defogging service, which can produce beauty effects that help improve the visibility of the window, but the downside is that the defogging cannot restore the window The thermal insulation effect capability is restored to its original level. It involves drilling small holes in the affected glass plate to remove moisture. All the original parts of the window will remain in place. The small holes will drain the condensed water between the window panes. Once the window is 100% dry, the technician will apply an anti-fog solution to the inside of the glass panel. This will prevent condensation from forming on the windows in the future. The technician will then add a liquid sealant to the bottom of the affected glass plate, and the new sealant will cover the drilled hole to completely seal it. But I emphasize again that this is only a short-term solution and will not restore the original thermal insulation properties of the windows, because there is currently no way to "refill" the inert gas that has been lost by damaging the windows, but if you just want to remove the unsightly condensation on the windows , Then this may be a short-term solution.

In reply to the comment left by No hatate plz on 26/11/2021-17:54 I have a few words to replace the window glass in my lounge. They are about 800 pounds. It makes no sense to do so. I spent £2,300 to replace the entire window with triple glazing. More than ten years ago, I stopped buying double glazing. If you walk around, you can indeed get the thickest triple-glazed windows very cheaply, which has been the case for more than a decade. Ten years ago, the same supplier added only £600 to my entire large house!
